The real estate (property) and construction industry in Brazil has faced challenges in recent years, primarily due to the impact of Operation Car-Wash, an anti-corruption initiative that directly affected the industry. However, there have been signs of recovery, followed by a decline in 2021 due to the COVID-19 pandemic. In 2022, the construction sector regained momentum when its Gross Value Added (GVA) increased by 8.5% y/y in nominal terms. The Brazilian Construction Industry Chamber (CBIC) projects 2.5% growth in civil construction for 2023. Despite these positive developments, the sector's contribution to GDP remains relatively small, accounting for 2.7% in 2022, compared to 5.5% in 2012. Real estate, on the other hand, has shown resilience and consistent growth in Brazil, with uninterrupted GVA growth since 1999. After a gradual deceleration, the sector experienced a 10.6% y/y increase in GVA in nominal value in 2022, contributing 7.8% to GDP. The recovery of the Brazilian economy and slowing inflation played a pivotal role in driving this growth. The production of inputs for the construction sector saw a significant increase in 2021, but declined in 2022 due to elevated uncertainty and high interest rates. The Brazilian Association of Construction Materials Industry (ABRAMAT) projects 2% y/y growth in total deflated revenues for construction materials in 2023.
