The real estate sector is a major factor for China’s economy growth, accounting for 6.5% of the country’s GDP and 22.1% of the overall fixed asset investment as of 2017. The residential building subsector is the largest in the country’s real estate sector, with more than 68% of the total investment, followed by the office building and commercial building subsectors. Although the government plays a substantial role in the sector’s development through strict regulatory regimes, the sector is dominated by private companies, and domestic private enterprises made more than 92% of the total investment in real estate, followed by foreign investors with a share of 7.5% as of 2017, while the investment by state-owned enterprises in 2017 was RMB 106bn, or about 1% only.
